Our lifetime of structure warranty covers the drain system that we install under the floor. If the installed drain system malfunctions for reasons other than pump failure or clogging due to algae or tree roots and results in water seepage at the cove where the system was installed, B-Dry® System M/E will repair the below floor drain system at no cost to the property owner. Please understand that we cannot be responsible for system malfunction resulting from pump failure, power outage, or iron algae (see below).
Iron Algae
In certain cases the below floor drainage system may develop iron algae. This is a reddish-brown colored algae that you would see coming out of our system and into the sump well. This algae can be controlled by putting crushed chlorine tablets into the clean-outs and flushing the system with water using a garden hose. You should check your system monthly to determine how often this procedure becomes necessary. Most systems never require flushing, but if you would like we can provide this service for you at the standard service charge.
One Year Warranty
All 'other' work that we do in conjunction with the 'below the floor' drain system carries a one year warranty. If you get water seepage around electrical conduits, sewer pipes, window wells, bulkhead stairs, or similar areas, we will provide free warranty repair service for one year only if our job plan for your property specifically included those areas. If our job plan did not include those areas specifically, we must charge a fee for this additional work, if you want us to do it. This is true even if it is within a year of the original job.
Pumps
The pump and water discharge components of your system are warranted for one year; i.e. if your pump fails during the first year after installation, we will replace it free of charge. If your pump fails after one year and you want us to replace it, we will extend service at additional cost. Property owners are under no obligation to use our pumps. As a property owner you may purchase and install your own pump, provided the horsepower is the same or larger than the pump we recommend.
The Aquanot Battery Back Up Pump (3-piece unit) carries a three year warranty if we install the pump, charger unit, and deep cycle marine battery. If any of these three pieces fail during the three year warranty period, we will replace it at a pro-rated cost.
Discharge Lines
Discharging pumped water is best achieved with surface (on top of ground) discharge lines. Should you want your discharge line buried underground, we can determine if it is possible and perform this extra work at additional cost. You may desire a removable extension to use during heavy rain, which we can provide at additional cost for time and materials. It is the responsibility of the property owner to disconnect any discharge extensions when there is danger of water freezing in the discharge pipe during winter months. NEVER use black flexible pipe in winter.
Bulkhead Drain Grates (NOT covered under warranty)
Drainage grates installed in bulkhead areas are effective for most installations, but cannot always handle all situations; these grates are susceptible to becoming overwhelmed by water running down the bulkhead stairs and are therefore not covered under any warranty. To help bulkhead grates remain effective, the property owner must keep them free from debris with regular cleaning. NEVER COVER DRAINAGE GRATES with carpeting or other material. The drains must remain open to accept water as intended.
Partial Systems
The system we design for your property is based on your supplied information about your basement water seepage. We will agree to install partial systems that do not surround your entire structure in an effort to keep installation costs to a minimum. However, if a partial system is found to be ineffective and requires extended drainage or an additional feeder line that is not defined in your original contract, we will perform this additional work, if requested, at additional charge.
Warranty Service
There is never a charge for system service needed to correct a problem with the drain system below the floor.
Standard Non-Warranty Service
Non-warranty service that is requested and scheduled during normal business hours is billed at a minimum rate of $85, which must be paid to our serviceman when the service is rendered. Note: Requests to schedule standard non-warranty service outside of normal business hours will be billed at the emergency non-warranty service rate (see below).
Emergency Non-Warranty Service
Non-warranty service calls that require immediate response during flooding are billed at a minimum rate of $150. For example, if your pump's electrical cord is not plugged into its electrical outlet, if you experience a water heater leak, condensation on your walls or floor, or any other non-warranty problems requiring emergency service.
